Radon Testing
- We’re an InterNACHI certified Advanced Radon Measurement Service Provider
- Radon is a radioactive gas that emanates from soil and tends to concentrate in enclosed spaces such as houses, basements, crawlspaces, etc.
- Radon is the second-leading cause of lung cancer after smoking.
- Because there is no known safe level of exposure to radon, the EPA recommends mitigation for radon levels between 2 pCi/L and 4 pCi/L.
- The average indoor radon level is estimated to be about 1.3 pCi/L, and about 0.4 pCi/L of radon is normally found in the outside air. The U.S. Congress has set a long-term goal that indoor radon levels be no more than outdoor levels.
Lab Analysis: We’ll place lab-provided charcoal canisters in the lowest level of the home suitable for occupancy, at least 20 inches above the floor for 48-72 hours depending on access availability of the home. We’ll then return to collect the canisters and send them to a certified lab for analysis. Results are typically given via email on the same day the lab receives the canisters.
Water Testing
- We’re an InterNACHI certified Water Quality Tester
- Water samples are taken while performing your home inspection
- Results reported after a 48-hour culture period
- Test for E.coli and fecal coliform bacteria concentrations
- Lead, pH, Copper, Nitrate/Nitrite
We perform two different methods of testing.
Samples sent to lab every Tuesday-Thursday at 2pm. Water samples MUST be collected from the home within 24 hours of those pickup days and times. That means inspections Friday-Sunday cannot include water testing. If we do an inspection Friday-Sunday, we’ll have to return to the home to take a water sample and there will be a trip charge.
1. Lab Testing
For e.coli or coliform bacteria only. ($100 for inspector to remove Aerator, flame/heat sterilize faucet, collect sample, put on ice, hand-deliver to lab plus $50 for the lab testing) Results in 3-7 days from time the sample is delivered to the lab.
• There is a rush lab service for 1-day results.
2. Lab Testing for FHA/VA/HUD Loans
($100 for inspector to remove Aerator, flame/heat sterilize faucet, collect sample, put on ice, hand-deliver to lab plus $150 for the lab analysis) Results in 7-14 days from time the sample is delivered to the lab.
• There is a rush lab service for 1-day results.
Septic Loading & Dye Test
- We’re an InterNACHI certified Septic Inspector

We’re certified and able to:
- Conduct a directed and independent inspection study performed according to the Standards of Practice for entire septic systems;
- Develop professional opinions and conclusions to create an inspection report;
- Advise a client appropriately on condition and/or defects and make the proper recommendations;
- Perform a maintenance inspection;
- Perform a functional inspection;
- Perform septic loading & dye test.
Wood Destroying Organisms
- Inspect crawlspaces; basements; and foundation structures by following an inspection checklist and WDO form.
- Make recommendations for the mitigation and treatment of wood-destroying insects & organisms.
- Mold is considered a Wood Destroying Organism
Chimney Inspection
- We’re an InterNACHI certified Chimney Inspector
- The goal of chimney inspection is to provide observations that may lead to the decrease of hazardous conditions associated with fireplaces and chimneys.
- Examining the readily accessible portions of the chimney exterior, interior, accessible portions of the appliance, and the chimney connection.
- General structure of the chimney and any connections to appliances, stoves, and heating systems.
- Inspecting for improper installation, obstructions, and combustible deposits.
